Lumina, the follow-up to Tishman Speyer’s tremendously successful Infinity Towers, is a 42 story, 655 unit project already under construction in the heart of South Beach, with sales expected to begin in summer of 2014. The new project, like its predecessor next door, will consist of two residential towers, two podium buildings, and a central courtyard. The two towers will house a variety of units and offer a wide range of amenities and services on par with the finest luxury high-rises the city has to offer.

Unit Breakdown

Early approval of Lumina revealed a breakdown of the 655 proposed units at Lumina as such: 12 Studio units, 234 one bedroom units, 333 two bedroom units, 92 three bedroom homes (these numbers were based on an initial offering of 671 homes, so the final numbers will vary). The homes will range in size, but the average size of a Lumina floorplan will be 1,275 sq. ft.


Fans of the original Infinity Towers’ architecture won’t be disappointed, as architect Bernardo Fort-Brescia of Arquitectonica has returned to bring a familiar but evolved vision of the luxury high-rise to Lumina. Building on the waterfront’s nautical theme, the new designs for the buildings are supposed to evoke the familiar shapes of ship hulls. Lumina’s interior will have distinct differences from the Infinity Towers inside, with warmer, more modern choices in finishes and floorplans. Like the homes at the Infinity Towers, Lumina’s units all feature floor-to-ceiling windows, allowing residents to marvel at the striking bay and city views.


Amenities are some of the most comprehensive of any offering in the city, including spa-like facilities with a private treatment room, a 3 level Urban Clubhouse with pool, entertaining area, and BBQ, state-of-the art fitness center, sky-terrace esplanade with outdoor living room, a theatre-style screening room, a music practice room, a game room, a pet washing station, children’s room for kids to play and meet friends, and a bike repair station and bike storage area.

The new building is expected to accommodate parking for at least 701 units, as per the original design documents. Lumina will also feature some of the most modern valet technology available, allowing residents to summon their car remotely. Valet services will be available 24 hours a day. Electric vehicle charging stations also will be available to residents.
