Luxe, the newest development from developer Belrich Partners, LLC and marketing firm Pillar Capital, is an upcoming seven-story, 34 unit confominium building between Van Ness Avenue and Franklin Street in Pacific Heights. New construction luxury buildings are rare in the Pacific Heights neighborhood, so buzz about this project has been building since construction began in 2014. Construction is underway and is expected to be completed by the end of 2015.

Unit Breakdown

The building’s 34 units will favor two bedroom homes with 10 one bedrooms, 20 two bedrooms, and 4 three bedroom units. Although it is too early for solid estimations of pricing, the building is located in the heart of Pacific Heights, one of San Francisco’s most exclusive neighborhoods, so pricing is expected to be on the higher end of the market.

Floor plans have revealed approximate square footage for units as follows:

  • 1 Bedrooms: 800-900 sq. ft.
  • 2 Bedrooms: 1000-1100 sq. ft.
  • 3 Bedrooms: 1500-1950 sq. ft.


From the developer’s descriptions, Luxe will feature a “clean, but warm” modern aesthetic, and units will offer spectacular city and bay views via large floor-to-ceiling windows. Units are expected to have custom finishes that can be requested through the sales office.


No official amenity list has been released however renderings of the building show an attractive modern lobby with an attendant. As we approach the building’s release, more information on amenities will become available. Parking for 49 vehicles will be available on two basement floors.
